Traditional Home Loans
Reliable mortgage solutions for purchasing a home, refinancing a home, or renovating a home.
Minimum credit score requirements for government loans can be as low as 520, depending on other factors. And minimum down payments for most first-time home buyers are as low as 3% of the purchase price. Do yourself a favor. - FHA LOANS – Backed by the government. Great for first-time home buyers, borrowers with credit scores below 660, and borrowers carrying significant debt.
- USDA LOANS – Backed by the government. Great for borrowers shopping for their primary residence in a rural area.
- CONVENTIONAL LOANS – Great for purchasing primary residences, second homes, and investment properties. Can be more affordable than a government backed loan, for borrowers with low to moderate debt, and credit scores above 660.
- HELOC or HELOAN – Generally smaller lines of credit, for existing homeowners. Great for borrowing against your equity without losing the interest rate on your first mortgage. Also great for temporary and short-term financing of home renovations, debt consolidation, emergency expenses, and much more.
Non-Traditional Home Loans
Flexible loan programs tailored to self-employed borrowers, new and seasoned property investors, and borrowers with unique financial situations that don’t fit “inside the box”. Also called NON-QM loans in mortgage world, these loan programs were designed to meet the needs of borrowers with a more unique or complex financial situation.
Here are a few examples of Non-Traditional loan programs, also known as NON-QM loans.
- JUMBO LOANS – Loans above the threshold for government backed loan amounts. In 2026, any loan amount above $832,750 is considered a Jumbo loan, unless the home is located in a designated “high-cost area”, such as New York City, Los Angeles, Alaska, Hawaii, etc.
- BANK STATEMENT LOANS – Use the sum of all deposits made into your personal or business bank account in a 12-24 month period, as your qualifying income. No W2s, paystubs, or tax returns required.
- P&L LOANS – Self-employed borrowers with complicated bank statements or complex tax returns can obtain a loan through submitting audited Profit & Loss statements for their business. No W2s, paystubs, or tax returns required.
- ASSET UTILIZATION LOANS – Borrowers with significant assets can qualify for a loan, based on a simple calculation. Suited for borrowers with heavy assets, and little to no consistent income. No W2s, paystubs, or tax returns required.
- DSCR LOANS – Investors can purchase a property without using their own income to qualify. The rental income the property is capable of generating, is used as the qualifying income for the loan. Great for purchasing rental properties. No W2s, paystubs, or tax returns required.
- FIX-AND-FLIP LOANS – Use a fix and flip loan to acquire a property, fund the renovation costs, and sell it for a profit. Great loan for property investors who don’t want to use their own capital.
- GROUND-UP CONSTRUCTION LOANS – Loan programs for borrowers wanting to build their dream home with a private contractor, or with their own General Contractor license. Also suited for investors constructing investment or commercial properties, from the ground up.
